Klez virus from me - NOT!
If you have been receiving the Klez worm virus in an email that looks like
it came from me, it was sent by the virus software itself. It gets email
addresses to send to and sometime uses the address as a "from" address.

The future of residential appraising
I spoke last month at the NAIFA annual conference in Vancouver and am
speaking Friday at the national NAR conference in New Orleans. My topic?
The future of appraising.
I don't see much changes for commercial - same training, same classes, same
career path, as it has been for many years.
But res appraising is very different as it is very dependent on mortgage
business, which is notoriously cyclical. Trainees are hired during the boom
times and laid off during the slumps. I keep changing my mind, sometimes
two or three times a day, on what the future will be for residential
appraisers. The AQB wants professional appraisers but the market just wants
armies of trainees to be laid off when the market sinks.
When I started appraising in the mid-1970's, I thought of residential
appraising as a career that you could go in and out of. I left appraising
from 1980 to 1985 when rates were 18%+. But now if you leave appraising you
have to keep your license current, which is expensive. In California, the
fee is $300 per year plus CE costs for 14 hours per year (4 year CE renewal).
Any ideas?

Is it ethical for an appraiser, acting as a reviewer, to change the
reported value opinion in the original appraiser's work without the
knowledge or consent of the original appraiser?
Question #2:
A client has asked me to complete an appraisal of a property, but she does
not want me to prepare a written report. Instead, she has asked that I
communicate the results of my appraisal orally. Is this allowed under
USPAP? If so, what requirements would I have to follow?

Does USPAP place any limitation on the size of adjustments made to
comparable sales in the sales comparison approach to value?
