Here are a few stories

This was a beautiful 3,200 sq ft home with all the extras. After measuring, I was standing by the fireplace taking an interior photo being careful not to step on the expensive rug next to the hearth. The lady of the house looked a little alarmed, so I had to ask, “Is everything okay?”  “Oh yes, it’s just that the camera will have a click.”  I’ve heard weirder things, so after assuring her it was a very quiet click, the button went down, the picture was taken and the excitement started.

Something hit the back of my head; a soft, but very strong hit. The equivalent of a 10 mile an hour wind passed over my left shoulder and a shadow landed on the other side of the sofa which was 14’ in front of me. It seems that the fluffy 6’ rug was a once wild, African Savannah cat, stretching 6’ long as it napped on its belly. It looked like a leopard rug! With teeth longer than some fork tines, I was happy to let it hide in the bedroom, but she coaxed it out of hiding to demonstrate that it could easily jump 10’ high for a kitty treat.

Years ago I had an appraisal on a very exclusive island off the north shore of Long Island. There are about 100 homes at most and many celebrities and CEO’s live there. Homes are in the MULTI-million dollar range. When I arrived at the subject house, the owner answered the door. As I walked into a house, I noticed all the interior outer walls were covered with aluminum foil. When I gently asked the owner what the foil was for, he seriously told me that it was to keep out the rays from the aliens. It made for a very interesting valuation.

Seven things to watch in real estate during a pandemic

1) Listings: We often think about listings increasing as a way to see the market changing, but right now many markets across the country are seeing fewer new listings. So at times change is best seen with less of something rather than more. It’s not a surprise to see fewer new properties during a pandemic, right?…

7) Prices: In real estate we are so obsessed with prices, but that’s really the last place to look to see the market. What I mean is change happens first in the areas above before showing up in sales stats a couple months down the road. In short, for now the slower pandemic trend hasn’t infiltrated sales price figures as of yet in Sacramento. This doesn’t mean the market is stable in every price range and location. All I’m saying is regional and county stats don’t show price declines right now. Normally I pull monthly price data, but I’ve switched to weekly in order to see the trend sooner rather than later.

And wouldn’t home loans be streamlined if the owner of the loan/investor didn’t care about the value? No appraisals! On the flip side, what if every home loan required three appraisals? That would sure bog thing down. The topic of waiving appraisals (who, what, where, when, why) is a hot one. The general belief is that the PWI is not as much predicated on the home, nor the loan structure, and more in the availability of prior appraisals in the area. Appraisals being in “machine language” making them readable, and the data more subject to compiling and valuation algorithms is hot stuff. And some wonder that if Freddie and Fannie are under government conservatorship, could that information be subject to a FOIA request?

My comment: I have been subscribing to Rob Chrisman’s newsletter for a long time. It focuses on lenders and mortgage originator news, but sometimes has some interesting material on appraisals. In this one, there is some analysis from the appraiser side. Nothing new for appraisers, but it is always good to see what loan officers and lenders are reading.
